Eliot GraduationMy son graduated from Cal Poly San Luis Obispo this last weekend.  Tradition is that the morning of graduation "Dads and Grads" meet in downtown SLO at 6:00a.m. to begin celebrating!  Needless to say,  by graduation time my son and his buddies were very relaxed!  With three boys stuffed in the back seat of the car we drove to the ceremony. Listening to their conversation was entertaining!  "Okay we did it - now what are we suppose to do?"  The ceremony took place  in the "Alex Spanos Arena" and ended with white doves released over the crowd of graduates.
What a great day!

Homebuyers could get more time for tax credit
First-time homebuyers looking to land an $8,000 federal income tax credit may have a little more time to close on their purchases if a Senate amendment unveiled Thursday makes it into law.
As it stands now, homebuyers must have signed contracts by April 30 and must close the deal by June 30. They could be eligible for an $8,000 tax credit if they are first-time buyers or a $6,500 credit if they owned and lived in their previous home for five of the last eight years.
The closing deadline, however, could be pushed back to Sept. 30 under a new amendment.  Some senators want to make sure banks have time to process the transactions -- especially short-sales, which is a more involved process.
A research report from Goldman Sachs suggests that home prices in San Diego have bottomed out.  The forecast for San Diego is unchanged prices this year and an increase of 5.0 percent next year.
The number of home sales and median price of homes sold rose in San Diego from April to May, according to the latest HomeDex report from the San Diego North County Association of Realtors.
There were a total of 2,987 single-family attached and detached homes sold last month, a 14 percent month-over-month increase and an 11 percent increase from May 2009.
The median price for a detached home sold in May was $391,000, which was up 1 percent from April and 15 percent up from May 2009.
The median price of attached homes sold showed greater gains at $237,000.
May's median price for attached homes was up 5 percent from April and 16 percent up from last year..
Global House Prices on the Rise 
Using inflation-adjusted pricing, the latest survey from Global Property Guide shows about half of the 36 countries it tracks saw housing prices go up over the past year. That's 19 out of 36 countries with rising prices. Only about 20 percent of the 36 countries showed a decline. The only countries with no signs of recovery are Ireland, Bulgaria and Thailand.
Hong Kong and Singapore lead with price increases over the past year of 27 percent and 24 percent respectively. Home prices in the United Kingdom rose 5 percent over the past year, while London shot up 16 percent.
It's possible that Hong Kong's and Singapore's high appreciation could mean that those countries are headed for a possible nose dive, just like what happened when the bubble burst in the United States. The U.S. was flat in year-over-year percentages. This could signal that the worst is over in the U.S.
